Through the first seven months of 2026, 122 Winnetka homes closed — essentially flat against last year — but they sold 26 days faster and at a higher average price, on 1.3 months of supply. Sellers are still getting more than asking: the average closing came in at 103.4% of original list price.

Supply is the story
22 homes on the market at the end of July against 1.4 months of supply. Winnetka has not had a balanced market in years, and 2026 inventory is running below an already-tight 2025.
Detached homes carry the market
Detached single-family is 92% of all closed sales over the past year, with the median up 8.8% to $2.07M. The attached segment is thin — 16 sales in twelve months — so its numbers swing hard on small counts.
Speed, not discounting, is how sellers win
Year-to-date days on market fell from 57 to 30 while the average closing still cleared original list. Well-priced inventory is being absorbed quickly.
Buyers face a listings deficit
New listings are down 4.5% year to date and July closings fell 32% year over year — a volume drop driven by what is available, not by demand.

Competing inventory, property condition, architectural relevance, pricing bands and recent buyer behavior matter more than a village-wide average. With 22 homes on the market village-wide, the competitive set a buyer will actually see is small enough to name property by property — and that set, not the median, determines the launch price.
What buyers should watch
Move-in-ready homes in desirable locations attract rapid attention at 1.4 months of supply, while highly specialized estates may still require longer evaluation. Compare not only price per square foot — $520 village-wide in July — but lot, taxes, renovation quality, replacement cost and future maintenance. Luxury segments can perform differently from the village-wide figures, particularly at the upper end where a handful of sales move the median substantially.
